· Utilize working knowledge on construction designs, systems, methods and project delivery mechanisms to guide project in terms of cost from conception to completion.
· Be resourceful in finding and obtaining data on new materials/techniques and
· Should be able to thoroughly understand contract documents (plans, specifications, and addendums) and develop different types of estimates like conceptual, design development and final detailed estimate during the preconstruction stage.
· Must be knowledgeable and fluent with the CSI
· Master Format divisions and be able to comfortably price a project within those divisions
· Be able to do a constructability review, identify/visualize potential issues and risks, and assign costs.
· Use cost data from past projects and industry pricing to develop project estimate.
· Identify and determine price of change orders during construction phase. Record changes on as—built drawings.
· Ascertain and update unit costs of activities for quickly formulating conceptual estimates for future projects.
· Call in, co-ordinate and escort inspectors during obligatory, mandated inspections or delegate to subcontractor /superintendent.
· Be a sound communicator in order to transfer the work product to senior team members and the client.
· Communicate with subcontractors as to job progress, scheduling, payments and performance standards.
· Ensure weekly job safety meetings & ensure all equipment is maintained and safe for use.
· Maintain electronic job logs regularly to include photos and videos which are time stamped.
· Punchlist creation and completion in timely manner to them to include in the estimate
· Must be able to perform quantity take-offs manually as well as by utilizing specialized software (Bluebeam Revu, On-Screen Takeoff etc.)
· Must be able to identify cost saving opportunities, give alternatives and value engineer the project.
· Develop outline project schedule using Primavera/ Microsoft Project/ Microsoft Excel. Maintain the project schedule & modify as necessary.
· Communicate with the project architect and/ or engineer to obtain clarifications on plans and develop accurate and concise assumptions to support the estimate.
· Must be able to draft detailed scope of work for the subcontractors, solicit and analyze bids submitted by them.
· Regularly keep track of ongoing project activity costs, including subcontractor costs, labor, and overheads; record them in company database for current job costing and for future pricing
Bachelor Degree is required in Civil Engineering or Construction Management
